Laguna Canyon

Creative. Functional. Different by design.

Laguna Canyon Road is one of only three ways to drive into town, and the corridor along it is unlike anywhere else in Laguna: larger buildings, workspaces and studios that simply don’t exist closer to the beach.

What defines it

  • Laguna’s creative employment corridor. Home to artists, designers, Laguna College of Art & Design and other creative businesses and institutions.

  • More functional space. Larger buildings, workspaces, studios and properties that don’t exist elsewhere in Laguna.

  • A working creative ecosystem. Artists, craftspeople and specialty businesses share skills, referrals and resources in ways that are hard to replicate.

  • Less dependent on tourists. Businesses are generally destination, employment or service-oriented rather than relying on pedestrians.

  • Access matters more than visibility. The Canyon connects Laguna to the 73, the 405 and the rest of Orange County.

  • Scarce, but increasingly expensive. Limited supply makes Canyon workspace valuable, but rising rents and operating costs put pressure on small makers and longtime businesses.

A market to watch

LCAD’s planned new campus at Big Bend represents a major investment in the Canyon and could further strengthen its role as Laguna’s creative and educational employment center. More on the project →

The takeaway

Laguna Canyon provides something increasingly scarce in Laguna: functional commercial space for people who create, work and produce here. Its scarcity may make that role increasingly valuable.
