North Laguna
Quiet. Affluent. Surprisingly resilient.
North Laguna’s commercial corridor runs along Coast Highway between Irvine Cove and Main Beach, including the stretch known as Gallery Row. There is relatively little commercial space here, and relatively little foot traffic, yet vacancy stays low.
What defines it
Destination-oriented. Many businesses don’t depend on walk-by traffic.
An affluent customer base. Strong surrounding residential demographics and proximity to Newport Coast.
Service and specialty businesses fit well. Design, professional services, galleries, wellness and neighborhood-serving uses.
Limited commercial inventory. Relatively little space means relatively little opportunity for new supply.
Low foot traffic, but little vacancy. Perhaps the most interesting contradiction in town.
A Laguna address can serve a much larger market. Established service businesses draw clients through reputation, referrals and online discovery rather than neighborhood traffic.
Voice from the street
“You don’t need a lot of foot traffic if people have a reason to come to you.”

The takeaway
North Laguna shows that in Laguna Beach, a successful location isn’t necessarily the busiest location. A strong destination business can thrive without heavy foot traffic.
